Who is Quantum Acquisitions?

Quantum Acquisitions, LLC is a Seattle, Washington based Real Estate Investment Company that was launched in 2008, and which provides investment opportunities to qualified investors through the acquisition, management and disposition of multi-family housing units throughout the United States.


What services does Quantum Acquisitions offer?

  • Direct participation in multifamily properties through the acquisition of membership interests in Quantum Acquisitions’ Limited Liability Companies (LLCs).
  • 1031 Exchange Consulting services where Quantum Acquisitions will provide services to transition current property holdings to a property with anticipated cash flow and appreciation, as well as depreciation.
  • Acquisition Consulting and Management Services where Quantum Acquisitions will guide the acquisition and management of a property that will be owned by one investor or investor group.


What is your primary strategy?

Our primary strategy is to acquire cash flowing, multi-family C grade properties in B areas for less than the cost of replacement. We implement strategies to increase operational performance and value and then refinance or sell within 3-7 years for an anticipated return of 18% to 25% IRR for our investors.


Why should I invest in Real Estate?

Real Estate offers a very unique and rewarding investment category. It provides a unique combination of advantages not found in other investment categories, such as:

  • Cash flow from operations, which unlike dividends received from most investments, is fairly steady.
  • Tax benefits, which shelter real estate income through depreciation of property value and interest deductions. In addition, capital gains taxes can be deferred when exchanging investment properties through a 1031 Exchange.
  • Leverage, derived from borrowing capital to acquire the investment, potentially creating a larger return than if the principal had been invested on an “all cash” basis.


Why invest in Multifamily?

Multi-family investments tend to generate relatively consistent returns over time, because the demand is a function of population and income, neither of which are likely to change very quickly, and both of which can be identified in emerging markets.


Why not invest in commercial?

While we don’t eliminate commercial out of hand, it is our belief that the opportunities in multi-family residential provide the best value for investors and the highest rate of return for the least amount of risk.


Where do you invest?

We are currently focused on the I-65 Corridor from Montgomery, Alabama to Nashville Tennessee. Other cities included in this area are Huntsville, Birmingham, and Chattanooga.

We are currently evaluating other markets and will very soon identify additional markets that fit our investment criteria.


What is an emerging market?

An emerging market is a metropolitan area that has been identified as likely to have above average job and population growth over the next 5 years.


What kind of cash flowing properties do you buy?

Primarily multi-family residential (apartment buildings).


Who are your investors?

Our investors are interested in a relatively safe medium term investment (3 to 10 years) with preferred returns in excess of 6% annually and a projected long term IRR above 15%. They are generally seasoned investors with business backgrounds who prefer to diversify their portfolios into investments that are backed by real estate that has been purchased at a discount of at least 50% below the current replacement value.


Aren’t you trying to passively own a building from 2,000 miles away?

Not passively and not 2,000 miles away.

  • We are on-site with the Property Managers twice per quarter to perform full property reviews and spot checks on operational details.
  • We require that our management companies employ accounting systems that are real time and can be accessed by our managers on line.
  • We review asset performance weekly and have dashboards set up for each project that quickly alert us to the key financial and operational metrics.
  • This system of review exceeds that of the average owner in terms of on-site visits and management company contact.


How often will I receive checks?

Distributions are paid quarterly, after providing for proper reserves and operational costs. It is our policy to offer a 6% preferred return or better on each project. This means that a person who invested $100,000 would receive $6,000 in a given year before any of the monies were distributed to Quantum.


What kind of general returns do you guarantee?

Of course, we can’t guarantee any return. In all investing there is the risk that unforeseen events can adversely affect consistent returns. What we do guarantee is that our investors’ cumulative preferred returns will be paid before Quantum receives any distributions.


Quantum investments are also available to institutional investors.
