Execution

demographic characteristics, and plans for local government and business investment.
Next, Quantum Acquisitions expedites the property acquisition process with its experienced personnel and hand picked local team of professionals.
Finally, Quantum Acquisitions provides superior management and customer service to retain residents at each multi-family
housing unit, while executing its strategies (value play, repositioning) for increased resale value.
Property Identification:
Quantum Acquisitions uses a variety of tools and resources to identify potential
locations and properties. The process and guidelines for potential properties is well defined and many properties are examined before one is considered as a possibility.
All properties under consideration have to fulfill our strict property investment profile.
Once we have identified a location, we establish relationships with brokers, property managers and financial institutions, which provide us with invaluable information on the local economy and properties both on and off market that may meet our criteria. These include but are not limited to pocket listings and REO’s.
Due Diligence:
Once a potential property has passed the initial guidelines test,
the project is negotiated and placed under contract, contingent on inspection.
After receipt of the property’s rent roll and income and expense statements for the last two years, Quantum Acquisitions analyzes the information, reviews and verifies the rent roll, bank statements, tax returns, etc.
The Quantum Acquisitions Asset Manager, the Property Management Team and a certified Property Inspector then make a unit by unit inspection and audit the actual resident files to compare against information we were given prior to the physical inspection.
All of this information is then analyzed to determine the feasibility of the project and to determine the capital required to make the project successful.
Acquisition:
Upon the conclusion that the project meets all strict requirements, Quantum Acquisition renegotiates the purchase price to adjust for market conditions, deferred maintenance, and any major expenses discovered during the due diligence process, makes its final offer and executes the Purchase & Sale agreement. Investors may be invited to participate in the project at any point in this process from the time the initial letter of intent is made by Quantum Acquisitions onward, until the project is funded.
Managing the Asset toward Increased Value:
As soon as Quantum Acquisitions owns the property, the Property Manager performs a structured take over of the daily operation of the property.
During this time the Property Manager notifies all residents of the new management and ownership, distributes the new policies and rules statements, and enforces prompt rent payment, as well as safety and law and order policies.
Quantum Acquisitions then executes all strategic initiatives to drive the property value up in anticipation for resale within three to seven years from the acquisition date at which point we sell the property and complete the exit strategy for all investors.
